Rental Guidelines and Criteria
Applicant Requirements:
All applicants must be 18 years of age or older.
Any person over the age of 18 who will be residing in the apartments must complete an application.
Gross at least three times the cost of monthly rent (incomes of unmarried tenants cannot be combined)
Satisfactory credit rating and criminal background.
Employed for at least 6 months.
Application Fees & Standards
Application fee: $50.00 per person
*We can only accept cash if a paper application is submitted directly to our office, credit or debit cards are accepted when applying online.
A copy of applicant’s photo ID must be submitted during the application process.
All application fees are non-refundable
Additional Application Information
Only completed rental applications can be processed, partial information will delay the acceptance process.
Online applications are only valid for 6 months, unless a waitlist deposit fee is paid, in which case the application is valid for length of stay on waitlist.
If after filling out an application and being accepted, if the applicant decides against moving into the apartment, the application deposit used for holding the apartment will not be refunded.
Renters insurance required upon move in.
Deposits
Application Deposit is equal to one month’s rent and is required after approval to hold the apartment.
Application deposit must be paid by check, money order, or cashier's check only.
After signing a lease, the application deposit becomes in whole or part of the security deposit.
Application Deposit holds an occupiable apartment for ONLY 30 days.
Application Deposits are non-refundable when holding an apartment.
Occupancy Standards
No more than (2) persons per bedroom. Any person 18 years of age and older residing in the apartment home more than 2 weeks must be approved and signed to a lease.
Lease Term Options
Initial lease term: 12 months
Month to month fee $100.00 (Only after initial lease term)

Waitlist Procedure
If we currently do not have any availability, our properties will operate on a waitlist.
In order to be on the waitlist we require that anyone 18 and older residing in the apartment to apply and be approved. Once the application is approved we ask for a waitlist deposit.
If waitlist deposit is paid, application is valid for length of stay on the waitlist.
The waitlist deposit varies based on the property. See management for the waitlist deposit fee amount.
The waitlist deposit fee is refundable at any time.
Upon move-in the waitlist deposit fee will be applied to the security deposit.
Pet Policies
$250.00 Initial pet privilege fee for dogs & cats (Non-Refundable, amount per pet)
$50.00 monthly pet rent for dogs & cats per pet
Pet interview required with all dogs before lease signing
All dogs above 30 lbs must be on first-floor apartments only
Only one pet per bedroom.
Exotic animals are not accepted
Fish tanks 20 gallons and under are allowed (Renter's Insurance required)
